Rent is due on the first (1st) day of each month and shall be paid electronically through Owner's designated payment platform.

Accepted payment methods include:

  • ACH (electronic bank transfer)
    • Credit Cards
    • Debit Cards
    • Apple Pay

    • Other electronic payment methods approved by Owner

Cash, personal checks, cashier's checks, and money orders will not be accepted.

Tenant shall maintain a valid payment method on file at all times during the term of this Agreement and shall promptly update any expired or changed payment information.

Rent not received within five (5) days of the due date shall be subject to a late fee of $25.00.

Owner reserves the right to change rental rates upon thirty (30) days written notice.

3. AUTOMATIC PAYMENT AUTHORIZATION

Tenant authorizes Owner to automatically charge Tenant's designated payment method for all monthly rental charges, late fees, administrative fees, and any other amounts due under this Agreement.

Tenant is responsible for maintaining valid payment information and sufficient available funds.

Failure of an automatic payment transaction shall not relieve Tenant of the obligation to pay rent and other charges when due.

Owner may suspend access to the storage unit and exercise all remedies available under this Agreement and applicable law if payment is not received when due.

Tenant may update payment information at any time through Owner's payment portal or by contacting Owner.

4. SECURITY DEPOSIT

A security deposit is required upon execution of this Agreement.

The security deposit will be returned provided that Tenant gives at least thirty (30) days written notice of intent to vacate the unit.

The storage unit must be completely vacated and all locks removed on or before the last day of the final month for which rent has been paid.

The security deposit may not be applied by Tenant toward the final month's rent.

Prior to the return of the security deposit, the unit must be left in a clean condition, including being swept free of debris, and shall be subject to inspection by Owner.

Owner may deduct from the security deposit any amounts necessary to cover unpaid rent, cleaning costs, damage to the unit beyond normal wear and tear, or other charges due under this Agreement.

Any remaining balance of the security deposit shall be returned within a reasonable period following inspection of the unit.

5. ACCESS

Tenant shall have access to the facility during posted access hours.

Owner may modify access hours or restrict access for maintenance, repairs, emergencies, security concerns, or non-payment.

Tenant is responsible for maintaining the confidentiality of any gate codes, access credentials, or mobile access permissions issued by Owner.

6. USE OF UNIT

The storage unit shall be used solely for the storage of lawful personal or business property.

Tenant shall not use the unit for habitation, manufacturing, retail sales, business operations, or any unlawful purpose.

    • Stolen property
    • Any material creating a nuisance, odor, environmental hazard, or safety hazard

Owner reserves the right to require immediate removal of prohibited items.

8. INSURANCE

Owner does not insure Tenant's personal property.

All property is stored at Tenant's sole risk.

Tenant acknowledges that Owner's insurance does not cover Tenant's stored property and is encouraged to obtain insurance coverage for all items stored within the unit.

9 LIMITATION OF LIABILITY

Owner shall not be liable for loss or damage to Tenant's property arising from theft, vandalism, burglary, fire, smoke, water intrusion, flooding, weather, rodents, insects, mold, acts of God, mechanical failure, utility interruption, or any other cause except where liability is required by law.

Tenant agrees that the maximum liability of Owner, if any, shall be limited to the amount of rent paid by Tenant during the preceding twelve (12) months.

10. DEFAULT AND LIEN RIGHTS

If Tenant fails to pay rent or any other charges when due, Owner may:

  • Deny access to the storage unit
  • Place an overlock on the unit
  • Assess applicable fees and charges
  • Exercise all rights available under New York law

Tenant acknowledges that Owner shall have a lien upon all property stored within the unit for unpaid rent, fees, costs, and expenses.

Owner may enforce such lien and sell stored property in accordance with applicable New York self-storage lien laws after providing all required notices.

Tenant shall be responsible for all collection costs, legal fees, auction expenses, advertising costs, and other costs permitted by law.

11. LOCKS

Tenant shall provide and maintain their own lock on the storage unit at all times. Owner does not provide unit locks and is not responsible for any lock supplied by Tenant. Tenant shall not share keys or combinations with anyone not authorized under this Agreement. All Tenant locks must be removed upon vacating the unit.

Tenant agrees to keep the unit clean and sanitary throughout the rental period.

Tenant shall not alter, damage, or modify the storage unit or facility.
